Trying to trade up or even downsize can be a be tricky when a purchase relies on the sale of another property. However, with adequate preparation and extensive marketing , it can be done.
The key to making this work is preparing a potential listing prior to getting a new property under contract. As we all know, there is a significant amount of time and prep work that goes into listing a property. When another sale is on the line, it is not time to cut corners with the listing process.
For this particular sale, we knew our clients were interested in trading up from their current home to something larger. Because of our relationship with our client, we were able to prep a potential listing of their existing property with photography, videography and a draft listing. This allowed us to put in a competitive offer for a new home with the promise of listing their existing property within 48 hours of going under contract.

Once under contract, we put our marketing efforts into hyper drive to get the existing property sold in the tight timeline we had allotted. With our efforts and collaboration within our office, we were able to get the existing home sold and then close on the new house a week later!
