Downtown Ketchum has the most energetic feel, particularly during peak winter and summer seasons. Buyers who want to be near restaurants and town activity often begin their search with an in-town condo or townhome.
However, Ketchum is not limited to downtown living. Warm Springs offers a quieter residential environment with convenient access to skiing, hiking and mountain biking. West Ketchum is known for proximity to the Big Wood River and River Run, while other surrounding neighborhoods provide more privacy without putting owners far from town.
Ketchum may be the better choice if your ideal day includes skiing Bald Mountain in the morning, walking into town for lunch and meeting friends for dinner without spending much time in the car.

The resort area appeals to buyers who enjoy having dining, skating, golf and entertainment nearby. Sun Valley Village itself is pedestrian-friendly, although the experience is different from downtown Ketchum. Rather than an active commercial center, it feels like a self-contained resort village.
Elkhorn makes up a substantial portion of Sun Valley’s residential real estate. It is particularly appealing to buyers looking for sunshine, views, open space and recreational amenities. Sun Valley offers many condominium communities, especially around the resort and throughout Elkhorn. Buyers can also find golf-course properties, larger single-family homes and residences with more separation from commercial activity.
HOA dues and amenities should be carefully compared when evaluating condominiums or planned communities in either city. Some Sun Valley properties may be associated with both a neighborhood or condominium association and a broader recreational association. Both communities are popular with second-home buyers, but they support different priorities.
Ketchum may be preferable if you want guests and family members to enjoy restaurants, shopping and town activities with minimal driving. Sun Valley may appeal more if the goal is a quieter retreat with access to resort or association amenities.
If rental income is part of your plan, investigate the rules for the specific property rather than making assumptions based on location alone. Short-term rental policies can vary by city, development and homeowners association. A property that appears ideal for vacation rentals may have restrictions that affect how it can be used.
Maintenance is another consideration. Many condominium owners appreciate having exterior maintenance, snow removal and landscaping included in their HOA dues. Single-family homeowners may need to arrange these services independently, which is especially important when the property will be vacant for extended periods.
